Sanctuary Stays, act as the Agent of the Owner of the Property and accept reservations in that capacity in good faith. Sanctuary Stays is not responsible for any misdescription of the Property including availability and tariff information. The Property may change and the Tariff may alter before your reservation commences. If the Property is sold or withdrawn from letting before your reservation commences, Sanctuary Stays will use its best endeavours to assist you to find an alternate reservation at a similar tariff.


To confirm your booking a 20% deposit must be paid.

Deposit payment can be made by cheque, Visa & Master or via direct deposit.

A credit card handling fee of 1.75% for Credit Cards apply.


The balance of your accommodation is required 30 days prior to check in.


If we are given more than 90 Days notice of your cancelled holiday booking your deposit will be returned after deduction of a cancellation and administration fee of $275.

If the booking is cancelled within 90 days of the arrival date the deposit will not be refunded.

We highly recommend travel insurance to cover this possibility. All cancellations must be received in writing via email, fax or post.


We recommend that you purchase travel insurance to cover any unforeseen circumstances. In the instance of natural disasters (Cyclone, Flooding etc), no refund will be provided should you elect to cancel your holiday.


The premises are available from 2pm on the day of your arrival and are to be vacated by 10am on the day of your departure.

Whilst every effort will be made to accommodate early overseas arrivals and late departures, the only way to absolutely guarantee early check-in or late check-out is to book an extra day.

You will be supplied with 2 house keys for your property + remotes where needed on arrival. On departure these keys must be left in the bowl provided at the property.

A replacement charge of $50 per key and $150 per the remote will be charged as necessary.


Due to local health regulations no pets are allowed into holiday rental accommodation.


Should a maintenance issue arise during your stay, we will endeavour to contact you by mobile or home phone if available. For reasons of safety we reserve the right to enter the property to repair any fault If a Non Emergency call out is made to one of Sanctuary Stays staff members after 8pm, a minimum service charge of $50per hour will apply.


Breakages and/or damage not caused by normal wear and tear will be billed to your account upon departure. Please note that it is not our intention to charge for the replacement of a broken glass.


The Property is set up with a ‘starter kit’ and serviced mid-stay (based on an ten (10) nights). If you require additional services please tell us before you check-in.

The Property is a smoke free dwelling and must be kept clean and tidy and free of litter (including cigarette butts) at all times.

The Property must be left clean and tidy at the end of your reservation.

Additional charges will be incurred if extra cleaning of the Property is required. The cost to clean the Property or repair damage to or reinstate the Property, will be charged to the credit card(s) provided.


Some properties do not provide car parking. If car parking is provided the Guest(s) must only use the car parking space(s) allocated to the Property and not interfere with the use of common property by other persons.


No responsibility is taken for any personal items left on the premises after departure.


If a telephone is present in your accommodation, it may be used for local calls (Port Douglas/Mossman area only), which are free. We highly recommend using a phone card for all your STD and IDD calls, otherwise an administration charge of $50 will apply and call costs will be charged to your credit card. Please note most phones have a local bar placed on them restricting STD and IDD calls. We recommend using your own private phone for all STD and IDD calls. A delay in billing your card may occur due to call costs not being available before you leave.


The Property is a residential premise within the community. The Property is to be used strictly as a residential premise by the Guest(s) and the number of occupants nominated on the Guest Registration Form and not for any other purpose or by any greater number of occupants. If guests exceed the number of nominated guests, each additional guest will be charged at $200 per night.


The use of the Property for functions, parties or other like gatherings is STRICTLY PROHIBITED. The use of the Property for such events or other than as a residential premises will result in the termination of your reservation of the Property, your removal from the Property and other costs or expenses (including a Function Fee of $4000) being debited to the credit card(s) provided.


The Guest(s) and all other occupants or visitors of the Property will comply with all Body Corporate by-laws and rules applicable to the Property or which regulate the behaviour of occupants of the Property. The Guest(s) and all other occupants and visitors of the Property will not create or permit any noise or other nuisance to occur within or emanate from the Property. Failure to comply with Body Corporate by-laws or rules or the creation or occurrence of noise or other nuisance in or from the Property, may result in the termination of your reservation of the Property and your removal from the Property. The Guest(s) is responsible for and liable to reimburse the Owner in respect of, any damage to the Property, breakage of chattels or fixtures and fittings in the Property, or any other loss suffered by the Owner as a consequence of the use or occupation of the Property during this reservation. Neither Sanctuary Stays nor the Owner of the Property are liable for any damages or loss of property, or injury to a Guest or other occupant, visitor or entrant to the Property.


If Sanctuary Stays believes that these Terms and Conditions have been or are being breached, Sanctuary Stays may inspect the Property at any time during your reservation upon demand and without notice. Sanctuary Stays may inspect the Property at all other times during your reservation upon 24 hours verbal notice. Failure to provide required access to the Property may result in the termination of your reservation of the Property and removal from the Property.


If your reservation of the Property is terminated, Sanctuary Stays and/or the Owner of the Property is authorised to do all things necessary to remove you from the Property, at your cost. If your reservation of the Property is terminated and you are removed from the Property, the Tariff applicable to the balance of your reservation will be forfeited to the Owner of the Property. There will be no refund of the Tariff.
